Please ensure you read these in full before booking.
The descriptions on this website have been produced as clearly and accurately as possible. The Perfect Stay reserves the right to make changes, in the interest of operating requirements and continued improvements.
Bookings can only be made by persons over the age of 21.
The preferred method for making a booking is via the Booking Request Form on the website. Bookings can also be made by telephone on 07775 907407. A provisional booking request is held for 7 days until a deposit payment of 30% of the full hire price for the property is received, together with a completed and signed Booking Form, you must indicate at this stage if you require the inclusive parking arrnagement. Payment method details will be provided with the details of your provisional booking, payment by Credit Card will incur a 2% charge of the total booking cost.
A security deposit of £100.00 is payable in advance of the booking. The Perfect Stay will hold the security deposit during your stay and will return this to you within 14 days following the departure date, but may make deductions if any specific cleaning requirements, damage or loss is suffered by The Perfect Stay which is caused by the hirer or any party member. If damages or losses are in excess of the security deposit you will have the shortfall paid to The Perfect Stay within 14 days of you being notified of the amount recoverable by The Perfect Stay.
On receipt of the deposit, a confirmation letter will be sent to you by post (e-mail if you are overseas), confirming the details of the booking. The deposit is non-refundable, unless The Perfect Stay cannot confirm the booking for any reason, in which circumstances the deposit will be returned in full.
If the 30% deposit is not received with 7 days of the Booking Request Form being completed and The Perfect Stay have made reasonable efforts to contact you, without success, the period of the provisional booking becomes vacant and will be available to let to another hirer.
If a booking request is made less than 6 weeks before arrival, full payment including the security deposit is required at the time of booking .
If you need to cancel your booking due to unforeseen circumstances, you must inform The Perfect Stay in writing immediately. In all cancellation situations the deposit is forfeited.
If a cancellation is made by the hirer after the deposit is paid, we will make every effort to re-let the property, but you will remain liable for the balance of monies for the hire of the property if we are unable to re-let the property for the original agreed period. We strongly advise you to take out cancellation and travel insurance for your booking with The Perfect Stay.
The total payment of the balance for your booking and security deposit is due six weeks before your arrival. If this is not received by the due date, this may result in cancellation of your booking and loss of deposit.
If a cheque tendered in settlement of any amount due under these terms and conditions is not honoured on its first presentation we may treat the booking as having been cancelled by you.
If by noon on the day following the arrival date no hirer has occupied the property by that time and we have not agreed a later time of arrival with you we may treat the booking as having been cancelled by you.
The Perfect Stay cannot accept any obligation or liability for any alteration or cancellation we may need to make, which is caused by circumstances outside our control. The hirer will be advised as early as possible, where possible an alternative date will be offered, which if not acceptable to the hirer will entitle the hirer to a full refund of all monies due. The hirer will not as a result have any further claims against The Perfect Stay.
The Perfect Stay try to take all reasonable steps to accommodate any proposed changes to the original booking dates, if a cancellation is made after the balance has been paid, this will result in a loss of all monies paid.
For the Christmas and New Year periods, the lets are on a weekly basis only, outside the Christmas and New Year periods, the lets are on Weekend break or Short stays basis, unless otherwise agreed. A weekend break is defined as 3 nights, Fri – Sun, a short stay is defined as 4 nights, Mon – Thurs, any stay longer than 4 days will be charged at the full week price.
The minimum stay is 3 nights, the maximum stay is 1 month at any property, changeover days are Friday and Monday, unless otherwise agreed.
The prices shown on the website include a welcome pack, all bed linen, towels and tea towels, gas, electricity and wi-fi/internet access.
The property will normally be available from 4 pm – 9 pm on the day of arrival, which is usually Friday for weekend breaks (and weeks), Monday for short breaks (and weeks).
Once a booking has been confirmed you will be given details to enable you to contact the key holder to agree a time when you will be given the keys and access to the property.
On departure day, please vacate the property by 10 am, this allows the necessary time for cleaning and preparation of the accommodation for the next visitors.
If your stay is for more than one week, a full clean and change of linen will be provided on the Friday of your stay.
The accommodation is to be occupied by each of the guests for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and that any tenancy created by the Booking is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
Please leave the property in the same condition of cleanliness and order in which it was found, with the exception of linen to be laundered.
The property must be securely locked when you are out and care taken not to expose the property to any fire risk.
Please report all damage to the property or its contents to us as soon as possible. You may be liable to pay for repairs from damage caused by negligence.
We operate a strict no smoking policy at all properties.
No pets are permitted at the properties.
The properties are not suitable for children.
No loud music or parties, there are neighbours to consider.
Please do not deposit towels or large items down the toilet – bags and a bin provided.
Rubbish disposal and recycling facilities are clearly stated in the Welcome File at each property.
The number of people staying in the accommodation must not exceed the number stated on the booking form and in any event the maximum number of occupants is two.
The Perfect Stay reserves the right to be allowed reasonable access to all properties at all times and to request any person causing a disturbance or behaving in an offensive manner to leave the cottage immediately.
Sadly we cannot accept any liability for damages perceived or otherwise from use of the property and its facilities. Checks are made on the safety of the property, electrical items and accessories before the start of each let.
Although we have appropriate insurance for public liability in place, responsibility cannot be accepted for your personal effects, all normal and proper precautions should be taken to safeguard your property.
Theft or suspicion of theft of any of our property or accessories will be reported to the Police and charges pursued. Please don’t be tempted to steal, we have a full inventory of all furnishings, contents and equipment within each property.
The terms and conditions which are set out above are those which are incorporated into any booking made as result of an offer sent out by The Perfect Stay today. They are subject to review and amendment and the terms and conditions which govern any particular booking which may be made with The Perfect Stay are those set out and attached to the Booking Details as sent to the person making the booking for acceptance and signature by them.
